Record First Trial Payment: Loans Found Eligible for Trial by SMDU

  • The only time a case is created through the Record Trial Payments functionality is when you are recording the first trial payment for loans that were evaluated by SMDU and found eligible for a trial.
  • Request Second Look and Create Manual Submission using non-delegated campaign codes will already be created for loans submitted to Fannie Mae and will show a case status of “Approved for Trial”. You will want to follow the Record First Trial Payment:  Loans Not Decisioned by SMDU but Approved by Fannie Mae for Trial to record these first trial payments.  
  • If the borrower never makes the first trial payment for this type of submission then you have nothing to cancel because a case was never created in Fannie Mae’s Servicing Solution System.

This section provides instruction on how to create a case for a loan found eligible by SMDU by recording the first trial payment. 

A. Search for the loan by using the Fannie Mae 10-digit loan number.

B. If the loan search is successful you will be brought to the Loan Landing page, which features the main actions banner and is comprised of a variety of sections, including the “Recent SMDU Evaluation History.

  • Note:  If the loan was approved by SMDU for a trial evaluation then you will see “Eligible” and the modification type approved by SMDU at the top of the page (shown in the screenshot above).
  • Note:  If the loan was submitted to Fannie Mae either through a Request Second Look or Create Manual Submission then it will show “Approved for Trial” case status at the top of the page.
  • Note:   If the loan was submitted to Fannie Mae through the Create Manual Submission and was delegated, then it will show “Trial” case status at the top of the page. It will show “Trial” case status since the first trial payment was submitted at the time of case creation. 
  • Note:  If the Loan Landing page shows a case status of “Trial” then that means at a minimum the first trial payment has been recorded. To check on trial payment recordation status click on the Record Trial Payments icon and see what has been reported against this loan.  If the information is correct then go to the Record Subsequent Trial Payments section for directions on how to make updates.  If this is not correct, then you may need to cancel the case and resubmit, go to the Resubmitting a Cancelled Case section for directions on how to resubmit a loan decisioned by SMDU.

C. To create a case for a loan found eligible by SMDU select the Record Trial Payment icon.

D. The Record Trial Payment screen opens up

1. Enter the “Actual Payment Date” by entering the date (MM/DD/YYYY) or selecting the date by clicking on the calendar icon

2. Enter the “Actual Payment Amount” received from borrower

3. If applicable, either enter or update the “Servicer Contact Name”, the person responsible for working with Fannie Mae on modification

4. If applicable, either enter or update the “Servicer Contact Email Address”, the person responsible for working with Fannie Mae on modification

5. If applicable, either enter or update the “Servicer Contact Phone Number

6. If applicable, either enter or update the “Servicer Contact Phone Number Extension

7. If applicable, enter “Servicer’s General Comments

E. Submit Payment to Fannie Mae:  Once you have entered and reviewed all the data and are ready to submit the case click the Record Payment button.

F. Case Submission will result in the one of the following:

1. Successful Case Creation: If the case submission is successfully submitted to Fannie Mae then you will receive a “Payment Recorded” message, and the case status will reflect “Trial”

  • Note:   Once a payment is recorded in the SMDU UI it cannot be deleted. If the payment needs to be deleted (i.e. if the payment was returned for non-sufficient funds) you must cancel and re-submit the case. 

2. Unsuccessful Case Creation: If the case submission is not successfully submitted to Fannie Mae then you will receive a validation error message highlighted in red at the top of the page, and you will need to review the message and take appropriate measures to clear the error. 

  • Note:  In the screenshot above the message is letting you know that you need to update the “Actual Payment Amount".  Once updated you will need to reselect the “Record Payment” button to resubmit your case request to Fannie Mae.
  • Note:  When you see “Provisional Payment Period” in any payment recordation message it refers to the “Trial Plan”.  The SMDU UI uses “Trial” versus “Provisional Payment” when referencing the trial plan. 

Record First Trial Payment: Loans Not Decisioned by SMDU but Approved by Fannie Mae for Trial

  • Note:  Request Second Look and Create Manual Submission using non-delegated campaign codes will already be created for loans submitted to Fannie Mae and will show a case status of “Approved for Trial”.
  • Note: If the borrower never makes the first trial payment for these types of submissions then you will need to Cancel Case since your request for review created a case in Fannie Mae’s Servicing Solution System.

This section provides instruction on how to update a case for a loan not decisioned by SMDU but approved by Fannie Mae by recording the first trial payment. 

A. Search for the loan by using the Fannie Mae 10-digit loan number.

B. If the loan search is successful you will be brought to the Loan Landing screen, which features the main actions banner and is comprised of a variety of sections, including the “Recent SMDU Evaluation History

  • Note: If the loan was submitted to Fannie Mae either through a Request Second Look or Create Manual Submission then it will show “Approved for Trial” case status at the top of the page.
  • Note: If the loan was approved by SMDU for a trial evaluation then you will see “Eligible” and the modification type approved by SMDU at the top of the page (shown in the screenshot above).
  • Note:  If the loan was submitted to Fannie Mae through the Create Manual Submission and was delegated, then it will show “Trial” case status at the top of the page. It will show “Trial” case status since the first trial payment was submitted at the time of case creation. 
  • Note: If the Loan Landing page shows a case status of “Trial” then that means at a minimum the first trial payment has been recorded. To check on trial payment recordation status click on the Record Trial Payments icon and see what has been reported against this loan.  If the information is correct then go to the Record Subsequent Trial Payments section for directions on how to make updates.  If this is not correct, then you may need to cancel the case and resubmit, go to the Resubmitting a Cancelled Case section for directions on how to resubmit a loan decisioned by SMDU.

C. To record the first trial payment when the case is in an “Approved for Trial” status select the Record Trial Payments icon.

D. The Record Trial Payment screen opens up.

1. Enter the first “Schedule Trial Payment Due Date” by entering the date (MM/DD/YYYY) or selecting the date by clicking on the calendar icon.

Note: The first “Schedule Trial Payment Due Date” can be found in the approval email sent from the Home Retention Solution (HRS) group at Fannie Mae.

Note: Once the “Schedule Trial Payment Due Date” is enter, the remaining scheduled trial payments due dates will auto populate (example provided below). 

2. Enter the “Actual Payment Date” by entering the date (MM/DD/YYYY) or selecting the date by clicking on the calendar icon

3. Enter the Actual Payment Amount” received from borrower

4. If applicable,  either enter or update the “Servicer Contact Name”, the person responsible for working with Fannie Mae on modification.

5. If applicable, either enter or update the “Servicer Contact Email Address”, the person responsible for working with Fannie Mae on modification.

6. If applicable, either enter or update the Servicer Contact Phone Number

7. If applicable, either enter or update the  “Servicer Contact Phone Number Extension

 

E. Submit Payment to Fannie Mae:  Once you have entered and reviewed all the data and are ready to submit the case click the Record Payment button.

F. Case Submission will result in the one of the following:

  1. 1. Successful Case Creation: If the case submission is successfully submitted to Fannie Mae then you will receive a “Payment Recorded” message, and the case status will reflect “Trial”
  • Note:   Once a payment is recorded in the SMDU UI it cannot be deleted. If the payment needs to be deleted (i.e. if the payment was returned for non-sufficient funds) you must cancel and re-submit the case. 
  1. 2. Unsuccessful Case Creation: If the case submission is not successfully submitted to Fannie Mae then you will receive a validation error message highlighted in red at the top of the page, and you will need to review the message and take appropriate measures to clear the error.

Record Subsequent Trial Payment

This section provides instruction on how to update a case by recording subsequent trial payments. 

A. Search for the loan by using the Fannie Mae 10-digit loan number.

B. If the loan search is successful you will be brought to the Loan Landing screen, which features the main actions banner and is comprised of a variety of sections, including the “Recent SMDU Evaluation History.

  • Note:  If a loan has at a minimum of one trial payment recorded then you will see the “Trial” status at the top of the page.

C. To record a subsequent trial payment you can select either the “Record Payment” link or the Record Trial Payments icon (see screenshot above).

D. The Record Trial Payment screen opens .

1. Enter the “Actual Payment Date” by entering the date (MM/DD/YYYY) or selecting the date by clicking on the calendar icon

2. Enter the “Actual Payment Amount” received from borrower

3. If applicable, update the “Servicer Contact Name”, the person responsible for working with Fannie Mae on modification

4. If applicable, update the “Servicer Contact Email Address”, the person responsible for working with Fannie Mae on modification

5. If applicable, update the “Servicer Contact Phone Number

6. If applicable, update the “Servicer Contact Phone Number Extension

 

  • Note:   If you are submitting the final trial payment then you will need to also complete the “Delinquent Interest Comments” field.   If you are going to evaluate for final then you may want to enter “will update at final” in the comments field.  You will be able to update the “Delinquent Interest (Modification)” field when you evaluate for final so there is no need to update at this time

E.  Submit Payment to Fannie Mae:  Once you have entered and reviewed all the data and are ready to submit the case click the Record Payment button.

F. Case update will result in the one of the following:

1. Successful Case Update: If the case submission is successfully submitted to Fannie Mae then you will receive a “Payment Recorded” message. 

  • Note:   Once a payment is recorded in the SMDU UI it cannot be deleted. If the payment needs to be deleted (i.e. if the payment was returned for non-sufficient funds) you must cancel and re-submit the case.   
  • Note: To edit a recorded trial payment, click on the Record Trial Payments icon then select the "Edit" link next to the payment you would like to amend. You may only make changes to the “Actual Payment Date” and “Actual Payment Amount” fields.

 

2. Unsuccessful Case Update: If the case submission is not successfully submitted to Fannie Mae then you will receive a validation error message highlighted in red at the top of the page, and you will need to review the message and take appropriate measures to clear the error. 

Extend Trial Plan Term by One Month 

This section provides instruction on how to extend the trial plan by one month. 

A. Search for the loan by using the Fannie Mae 10-digit loan number.

B. If the loan search is successful you will be brought to the Loan Landing screen, which features the main actions banner and is comprised of a variety of sections, including the “Recent SMDU Evaluation History.

C. To extend the trial plan select the Record Trial Payment icon.

D. The Record Trial Payment screen opens.

E. Select the “+Extend Trial Plan by one month?” link (outlined in above screenshot).

F. The fields required to extend the trial plan open and are now displayed. 

1. Change the “Workout Effective Date” by entering the date (MM/DD/YYYY) or selecting the date by clicking on the calendar icon

  • Note: You can only extend the trial plan term by one month, so in the above example you would need to change the “Workout Effective Date” from 02/01/2019 to 03/01/2019.

2. Select “Yes” or “No” to indicate if an additional payment is required with the extension, if so, then an additional row will be added to the current Record Payments section and you will need to enter in the “Actual Payment Date” and the “Actual Payment Amount

3. Select “Yes” to indicate that the trial documents reflect extension

  • NoteIf you need to update the Servicer Contact section, you can do so by updating the applicable fields.

G. To extend the trial plan period by one month click the Record Payment button.

H. Case Submission will result in the one of the following:

1. Successful Case Extension: If the case submission is successfully submitted to Fannie Mae then you will receive a “Payment Recorded” message and the “Workout Effective Date” on the Case Management response page will be updated. 

2. Unsuccessful Case Extension: If the case submission is not successfully submitted to Fannie Mae then you will receive a validation error message highlighted in red at the top of the page, and you will need to review the message and take appropriate measures to clear the error.
