Why does data in the SMDU UI not match SURF?

Before you perform any actions on loans, please verify you are working with the correct loan. Servicer is responsible for all data submitted to SMDU. If any data pulled in by UI from Fannie Mae is incorrect, user will need to update such data through investor reporting (SURF) in order to proceed.

Property State is pulled from SURF. If it not correct then investor reporting (SURF) needs to be updated.

Last Reported UPB to Fannie Mae” is the loan’s last unpaid principal balance reported to Fannie Mae via Investor Reporting (SURF).

Reported Last Paid Installment Date” is the loan’s last paid installment date reported to Fannie Mae via Investor Reporting (SURF).

  • NoteConfirm the “Last Reported UPB to Fannie Mae”  and Reported Last Paid Installment Date” match what is on your system of record, if either does not match then you will need to stop and update through investor reporting (SURF) to proceed.  It will take 24 hours for any updates through investor reporting (SURF) to show up in SMDU.

For additional information refer to the: "Evaluate for a Workout " section or "Create Manual Submission" section of the SMDU UI User Guide.
