What are the servicer requirements for sending a payment reminder notice for a borrower that has been impacted as a result of COVID-19?

NOTE: The response to this Q&A is directly from Fannie Mae Lender Letter (LL-2020-02), Impact of COVID-19 on Servicing.

The following content was published Jun. 10, 2020.

Servicing Guide D 2-2-03, Sending a Payment Reminder Notice requires the servicer to send a payment reminder notice to the borrower no later than the 17th day of delinquency if the payment has not been received.

In response to servicer inquiries, we are clarifying that the servicer is authorized to not send a payment reminder notice to the borrower during an active forbearance plan term. This applies to active forbearance plans without regard to whether the borrower’s monthly payment is reduced or suspended during the forbearance plan term.

For more information see Fannie Mae Lender Letter (LL-2020-02), Impact of COVID-19 on Servicing.
